The only mods I have are 5real, l.a revo, and its requirements (heapadjuster, gameconfig, packfile limit adjuster).
My RAM: (if it helps somehow) 8GB. That's all I know.

Nope it's fine without any mods.

It has been fixed, but now some textures are weird, and Paleto Bay falling through roads, and Paleto forest. Downtown and vinewood are fine.
