Missing portion of map, invisible ingame (not ram issue or whatever)

So after updating to latest patch, updating mods, etc... I crashed. So what I did was remove all mods and startup the game; it seemed to work fine, was just trying out new cars driving around when I noticed a portion of the map missing??? I tried googling into the issue, but all there is related to memory issues. This only happens to me on a certain spot of map and doesn't affect any other zones. It's like if the game forgot to load that part always no matter what.
Does anybody have any clue/suggestion, rather than deleting all files and reDLing, since that would take me a lot of time?

If it's not a memory issue , it's strange ,try to disable all your scripts, and just see if gtavlauncher download missing/corrupted files..
Take a look at every x64 files in the directory and see which one was last modified , you can redownload this part after with the launcher.
But I think its a memory issue, I don't think the game can run with a missing part of map.

@cgz Ok I will try also disabling all scripts. But all x64 haven't been touched since 2015. I didn't have this issue before latest patch
EDIT: It seems that disabling all scripts fixed it? So now I have to figure which is the faulty one. Thanks

@GreenAid Nice, just don't forget to tell the developer to fix this bug if you find which script was deleting sandy shore. It will help other people. Have a good game

Heh I just went and deleted a bunch of scripthook.NET scripts and it worked fine, not sure which it was now, I think Benny's Motorworks (the one where you can buy cars)
